The old Real Estate saying goes, “NOW is always the best time to buy.”  Why?  Because, it is always a good time to buy a property that fits your needs when you find it for the right price.  However, there will never be a better time than right NOW for you to find your perfect property at a price lower than you would expect to pay.

Historically, real estate in the United States has always increased in value – thereby, making it a sound investment.  For the majority of Americans, it has also been the largest part of their financial estate.

So, for anyone able to either upgrade their present home or anyone who has the ability to buy an investment property; given the current market conditions, many professionals think NOW is the best buying opportunity in decades.

The reasons many professionals think this is really a no-brainer:

1)  Selection:   There is a larger than normal inventory of properties to choose from due to

a record number of foreclosures and short sales.

2) Prices: There has been an average decline in prices of 20-30% since the peak of the market

two years ago, also due to a record number of foreclosures and short sales.  In fact, the higher priced properties have a higher percentage price reduction.  Hence, Luxury and Waterfront homes have never been this affordable.

3) Interest Rates:          With decent credit, 30-year fixed mortgages are at historic lows at 5%

(with the possibility of them dropping even lower to 4%)

making even higher priced housing affordable and lower priced housing

more affordable.

However, as in the rest of life, all things change.  Soon enough inventory will decline (bargain hunters and investors are already starting to absorb the overflow), prices will start to rise, sellers and lenders will become less flexible…and the proverbial “bottom” will be behind us.

Therefore, as we’ve said before…NOW is the time to buy if you want to take advantage of this market to increase your net worth.  It won’t be around for long and market conditions are not likely to be this favorable for buyers again in a loooong time!
